Calgary’s Backyard Suite Incentive Program: Current Amounts
The City of Calgary’s Backyard Suites Incentive Program is first-come, first-served while funding is available. It applies to eligible detached backyard suites; an attached suite is not eligible for this program. The City controls eligibility, the amount approved, and payment timing, so treat any incentive as upside until the City confirms your application.
A backyard suite is a self-contained, detached dwelling on the same lot as your main home. The City also calls these laneway houses, garden suites, and accessory dwelling units (ADUs).

Incentive Breakdown: What the City Lists
The current City program page lists separate components. They are not automatic entitlements and may depend on the property’s servicing, accessibility scope, and land-use outcome:
- Up to $15,000 for general construction costs
- Up to 40% of eligible underground infrastructure costs, to a maximum of $20,000, when both onsite and offsite connections are required
- Up to $7,500 for eligible accessibility work
- $2,500 for a project that requires no Land Use Bylaw relaxations
The City says funding is limited. Confirm which components apply to your address and whether funds remain before using any amount in a project budget.
Backyard Suite vs SSIP: Choose the Right Program
The Backyard Suite Incentive and the SSIP (Secondary Suite Incentive Program) are two separate programs. You cannot claim both on the same structure. The SSIP covers suites inside your main dwelling (basement or main-floor). The Backyard Suite Incentive covers detached suites in your rear yard.

Eligibility: What Calgary Looks For
Potential eligibility depends on the current City rules and your address. OAF screens for:
- The property is your primary residence and is within Calgary city limits
- The lot has sufficient rear yard and servicing capacity for a detached structure, as confirmed by the current district rules and permit review
- The land use district permits a detached secondary suite (R-CG, R-G, R-1, R-1N, R-2 and others, verify by address)
- You apply before the qualifying work begins, if the current program requires that timing.
- The detached suite and property meet the City’s current program requirements.

Build Cost: Calgary Backyard Suite Planning Ranges
Illustrative 2026 planning ranges for a finished backyard suite in Calgary, subject to the address-specific permit and servicing scope. These are not a quote or market survey:
- 400 to 500 sq ft studio: $130,000 to $165,000
- 550 to 700 sq ft 1-bedroom: $165,000 to $200,000
- 800 to 1,000 sq ft 2-bedroom: $200,000 to $260,000
Costs swing on foundation type, utility servicing, site access, permit conditions, and finish level. Confirm utility requirements and any eligible incentive component with the City before using an amount in the budget.

Common Questions
Can I Airbnb my backyard suite? Rental and licensing rules are separate from construction scope and can change. Confirm the current City requirements for your address before choosing a short-term or long-term rental plan.
Do I need lane access? The answer depends on the district, access plan, and current City review. OAF can identify the question to confirm against the Land Use Bylaw for your address.
What if I need a zoning relaxation? The no-relaxation component may not apply. The other incentive components are also subject to the City’s current eligibility and funding rules, so do not assume a fixed total.
Is OAF an approved Backyard Suite contractor? The City does not maintain an approved contractor list. You may choose a licensed contractor; the City decides whether the proposed work and documentation meet its current requirements.
Will the program run out of funding? The City says the Backyard Suite Incentive is available while funds last. Check the official City program page for current intake and eligibility; do not treat the incentive as guaranteed until the City confirms your application.
