One of the biggest decisions you’ll make when planning a basement suite is bedroom count. Do you go with one bedroom or two? The difference isn’t just about square footage; it affects scope, permit/code requirements, operating costs, tenant demand, and how the space fits your home.
The right choice depends on the address, layout, budget, intended use, and current comparable listings. A second bedroom is not automatically a better investment, and a one-bedroom plan is not automatically the lower-cost option once egress, mechanical, and finish scope are known.

Resale Value Impact
This is where many Calgary homeowners overlook the 2-bedroom advantage.
A two-bedroom suite may appeal differently to buyers than a one-bedroom suite, but there is no universal resale premium. Appraisers and lenders consider comparable sales, documentation, layout, quality, market demand, and the property’s permitted configuration.
A 1-bedroom suite? It’s valued more conservatively. Some buyers skip it entirely.

Do 2-bedroom suites rent faster?
Demand differs by neighbourhood and season. Review current comparable listings and use a conservative vacancy assumption for both layouts; bedroom count alone cannot guarantee faster leasing or less downtime.
What if the bedroom is very small?
A bedroom must be minimum 70 sq ft to meet code. Anything smaller won’t legally count as a bedroom. Make sure your second bedroom is 80+ sq ft to attract families.
Do I need 2 bathrooms?
For a 2BR suite, one full bathroom plus a powder room may fit some layouts, subject to the approved design. The effect on rent depends on the layout and comparable listings; do not apply a fixed percentage without local evidence.
